1749 Latour has stain chipping off of their fence facing Lafitte street. It is in need of a new coat of stain.

Many of the newly planted young trees along Miwok and Chianti plus lower Miwok park are not securely anchored to the stakes in an upright position and are bending over due to the wind. This seems to be an ongoing repetitive issue. These are young trees and need appropriate support to keep them growing in an upright position until they are old enough to stand straight on their own. The current method of anchoring these trees apparently is not working. Please don't let these beautiful trees become like the terribly slanted tree located on Zinfandel at the entrance to the vineyard (next door to my house).

Water is leaking from sprinkler valve box on olive grove path in Bordeaux adjacent to or near Sauternes

The little park-like area in the center of the cul-de-sac in Porto village is not doing well. The plants do not seem to be getting water.

The "blue bots dot, fire hydrant marker" needs to be replaced on St Emilion at St Julien. Resident was told to throw away the old one Thank You

The vacant lot next to our home at 1619 Chianti Ln. has a SERIOUS water drainage problem that needs IMMEDIATE ATTENTION. In 2020 a similar problem existed and it was NOT promptly taken care of resulting in flooding of our side yard and trees that had become uprooted (wind) because of supersaturated soils. PLEASE DO NOT ALLOW THIS TO HAPPEN AGAIN!! Thank you for your immediate attention.

Trash can in Bordeaux park near picnic table needs repair or replacement, it has broken slats on sides.

Porto gate is open and not closing.

The facade to the outside street pillar off Andalucia has fallen off. I believe it's the 3rd pillar north of Andalucia Lane, on Vineyards Pkwy. The facade just needs to be re-attached.

There is an issue with standing water and a buildup of algae along the street on Meritage Loop from the west end (1586 Meritage Loop) up to the storm drain between 1592 and 1594 Meritage Loop. This has been occurring yearly since the completion of some of the landscaping on the west side of the loop. It attracts pigeons, mice, and other creatures and is unsanitary. Something needs to be done about it.

I will pass this along to the HOA.

Shea Homes is the governing office and has investigated the issue. A corrective action has been put in place.

I am reporting this again because it has been "in progress" since June 13! What is the status?

Ongoing safety, security and mechanical defect with Viognier pedestrian gate. Maintenance report filed several times in the past 14 months. Problem not fixed.

1. The gate has a reversed strike plate and elevated screws. The strike plate blocks the gate from closing or makes it hard or impossible to open. This is/has been part of the ongoing gate sticking open or not opening problem going back to early 2023.
2. It is especially prominent in the afternoon after the sun hits the metal fence, the framing around the gate expands. When it expands the strike plate blocks the gate from both opening and closing. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The security and safety problem exists because once the gate is opened in the afternoon, it will remain open until it cools off, then it sometimes closes on its own sometimes not at all..

Please address this ASAP! Can someone give me a progress report please?
