Maintenance Issue Reports

The pedestrian gate at Solera Street does not close properly. The spring needs to be adjusted or replaced. It does not generate enough force to close the gate. This is more apparent when it is cold outdoors.

The pedestrian gate at Solera and Vineyards (entrance to Tuscany) is misaligned and does not close. It's been this way for quite some time, and was reported originally on 5/20. The status on that report states that the item is "completed", but it definitely is not. Please revisit this.

Correct, it was updated incorrectly and has since been placed back under "in progess" status. We will update again when we get the repair date set. Thank you

The pedestrian access gate from Vineyards Parkway onto Zinfandel doesn't seem to be working. It reads my card and briefly goes green but in less than a second returns to red with the gate remaining locked. My card works fine on the reader that opens the auto gate on Zinfandel

The park area on the north side Chianti, where the PGE pipeline runs, the grass is becoming very dry in a number of spots. Right around the sprinklers it is green, but away from the sprinklers is very brown. This is a problem every year in this area. It is the worst looking area in all of Trilogy. I know no board members live in the area, but it is certainly a disappointment for those of us that pay the same HOA dues as everyone else. Please pay attention to this area.

The north end of Miwok Park Trail near Chianti is once again drying out and when I watch the sprinklers, the water pressure is very low. There are areas of dead grass that are not getting any water at all. Thank you for checking on this area!

The landscaper was notified for repair.

The new plants added along Trilogy Parkway are already dying! They were planted with the rootball exposed. They are not getting watered enough. And they are dying - leaves are drooping and turning yellow. I believe these are Laurel plants added to replace the dead ones.

They need to be replaced. Most of them are dead now. Next time, dig a hole and put the entire rootball in the soil. Then water every day. It's 100 degrees today.

The net strap on Tennis Court #1 is worn and needs to be replaced.

As a workaround we swapped out our strap with the one from the unused net on the pickle ball court.

Can a new net strap be ordered for the net on Tennis Court #1?

The players can install the new strap once it arrives.

The Miwok entrance gate is stuck open and its control box is beeping.

The man gate at the Solera Street entrance will not fully close. The appears to be misaligned with the frame.

The man gate at the Solera gate is not reading the key cards.

The Magnolia trees surrounding the round-about at the club entrance appear stressed. Leaves are beginning to yellow and fall. I notice this is the location where artificial turf was recently installed over the tree roots. When the sprinklers to the previous lawn were disconnected for the turf, was there a water source installed to feed the trees?

The little park-like area in the center of the cul-de-sac in Porto village is not doing well. The plants do not seem to be getting water.

The Latour pedestrian gate is broken again. Now, the inside door knob is missing that you can't open the gate.
