Around the first week in October 2024 a drainage problem affecting our property was brought to your attention. It is caused by a poorly designed drainage system installed at the lower (east) end of the vacant lot (PG&E easement) uphill to the west of us. Between 1619 and 1623 Chianti Ln. An underground pipe with a surface drain at the far end (back) and a surface drain at the front portion (street) was placed. A low area near rhe middle allows water to pool and not drain. Photos of the situation have been sent via text to 925-626-8150.

Concerning the fence separating our lot from HOA property, the fence needs repair. Due to the post tipping to one side, the concrete rails have fallen. I placed a board between to keep the top rail from completely falling.

The lights on the walkway between the Club and Porto Village (Healing Rock Court) were not on the last evening I needed them

we are working on the programming to work out all the timing with the new programmers.

The lamp post on the northeast corner of Meritage Park (the corner closest to the pavilion) in Tuscany Village is not lit at night.

There are 3 up lights in the entrance to Club out. Also the path lights on the Porto side aren’t on or all out. And path lights leading up to Event Center entrance aren’t on. As well as path light on the offside side of the mailroom entrance by Spa side door.

Robert: The breezeway uplighting has been repair along with the 3 uplighting in the main entry and pathway lighting for Event Center. We are currently working on the balance.

February 18, 2026Tennis / Pickleball Court

Several of the electrical outlets at the tennis and pickleball courts don't work. We need them to work for special events to aid in food and beverage service, and potentially to help dry and clean the courts. Please restore all outlets near the shade structure between the tennis and pickleball courts to a functioning level.

Robert: I have created a work order for these repairs.
The parts are in and we will start the outlet replacement .

The former handicap parking stalls that are now open parking stalls need to have the old pavement symbols repainted black. The forecast is calling for rain this week (2/23/26) I checked and did not see any previously submitted maintenance requests. Thank You

Robert: Mark the stalls are to be blacked out when the paving contractor comes back to do the top sealant coat. The contractor is waiting for a full week of dry weather with appropriate temp to aide drying.

Hi, please let me know if I should be emailing someone else about this long standing issue. There is a house at 1738 Latour that is a rental but the front yard has not been maintained for years. It is mostly weeds and animal holes and mounds that are an eyesore. Several neighbors have complained but nothing changes. This is an insult to those of us who try to comply with the reasonable guidelines.

I'm not sure if the owner is responsible or the tenant. Will you let me know and tell us what can be done?

The weeds are about 2 Feet tall behind the last row of vines and the the retaining wall.

I wanted to let you know that while I was walking the other day I noticed a big bush growing out of the storm drain in front of 1811 Moscato Place.
It looks like an Oleander, which is quite hardy and can get quite large, it is already taking up a good amount of space within the storm drain. It should be addressed as soon as possible so it is easier to remove.
The more established the roots get the bigger the issue will be to get it out of there. If they just cut it off, it will regrow still fuller down in the storm drain, which could be very problematic when we get rain again.

One of the pool tables was damaged when it was moved to make room for chairs to view a football play-off game over a month ago. It has not been repaired.

1. Safety concern: During this move one of the pool table legs cracked off and was partially replaced, and even though the table is level the separation is visibly still there. If someone playing pool were to put their weight (like sitting on the edge as is commonly done) on that end to make a shot the leg could further separate and the table could even collapse.
2. The pool table felt has been altered as a result. There are places where the felt is now loose fitting on the slate and as a result it alters the path of a ball traveling over the area.
3. The leather netting inside the pockets of one pocket on each table has holes in it where balls often get stuck, and sometime slide through. They need to be replaced.
4. There is no noticeable maintenance in the recreation room. For example the pool chalk has been used up and has not been replaced. Some of the players have donated their own chalk so that there is some working chalk in the pool area.
5. Many of the cue sticks are warped or have damaged tips and have for some time.

WATER COLLECTING DRAINS

I have noticed another issue that needs attention soon and that is the cute rain collecting buckets attached to the gutters at the Wine Barn have come apart and many of the buckets I have found throughout the Wine Barn property. I have myself gathered them up and put them on the ground under each corner area where they are associated with but if we don't repair them soon they will be lost and then we would have to replace them entirely at additional cost.

Center cutouts for Wine Barn outside tables are hazards. Most do not fit in holes, and they frequently fall through to the ground.

In the Komei room there's a floor mirror against the wall. This mirror is not secured to the wall, therefore it will fall on people if anyone bumps into it or moves it by accident. It has fallen on us a couple of times. Perhaps it could be secured to the wall in some way.

The 3 pillars supporting the Miwok gates are stained and the middle one has a damaged cap. This was first reported as an open forum comment for the June 13th HOA meeting and nothing was corrected. It was reported on MTL as a Maintenance Issue Report on September 14th and still has not been fixed nor did I even receive a reply that the report was received. When can we expect to have this taken care of?

The HOA side of the wood fence on the vineyard trail-head adjacent to 1701 Zinfandel needs to be re-stained. The old stain is peeling and bare wood is exposed. Diving on Miwok, I noticed another HOA wood fence on the eastern hillside also appears to be in need of new stain. Perhaps there should be a schedule for HOA fence maintenance if one doesn't already exist.

The sprinkler controller at the Lafite Court golf cart path leading to Rhone village (common planting area) has been inoperable for several years. I have previously reported the issue, as did Michael Wolfe prior to his death. Unfortunately, after years of neglect many plants have died and/or withered away. Please have someone inspect our irrigation system here at the end of Lafite Court and repair the sprinkler controllers. I manually turn the system on for my side (in front of 1100 Lafite) at least once a week, as does the gardener for my neighbor at 1101 Lafite Court. However, when we are away for several weeks the vegetation suffers immensely, particularly in the summer months.

95% of the grass in Meritage Park is dead or dying. It is not being watered properly. There are obvious broken pipes which are part of the sprinkler system. Only 5% of the grass is getting any water at all.
Why would you install grass if you do not water it properly???
