Maintenance Issue Reports

The “park grass area” on Miwok is horrible looking. Weeds, dead plants, overgrown olive trees, dead and bald grassy areas. I was hoping TerraCare would be improving this but it doesn’t seem like it.

Ongoing issues with Viognier pedestrian gate. Maintenance report filed several times in the past 14 months.

1. The gate has a reversed strike plate and elevated screws. The elevated screws sometimes block the gate from closing or make it hard or impossible to open. This is/has been part of the ongoing gate sticking open or not opening problem.
2. Additionally and with more impact - in the afternoon after the sun hits the metal fence, the framing of the gate expands. When it expands the top of the gate is blocked from both opening and closing by the metal fence. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The problem is once the gate is opened in the afternoon, it will remain open until it cools off, then it closes on its own. Meanwhile the gate does not provide a security-related function as it stay open until late P.M..

There is a dead pine tree at the Solera St. entrance into Tuscany. It needs to be removed and hopefully replaced. Thank you.

Having trouble with gate codes for both Solera and Andalucia. Our codes are not letting people in the gates and today I never got a ring on my phone.

Thanks for getting the Trilogy Parkway Lights by Olive trees in median turned back on.
On the same note can you have maintenance check the rest of those lights there a several burned out.
If you like I can check them one and tell which ones they are?

Zinfandel exit gate was not closing at 10:33pm. Watched for several minutes.

Pool and jacuzzi could use some cleaning. There’s debris in both that should be removed, especially before Easter as the weather will be warmer and there’s likely to be families here using the facilities.

Robert: The pool sweeper broke and a new one was ordered.

On July 17, 2022, I requested that bark be refreshed along the view fences for homes along Fiano Lane. This still has not been done, and I am getting a significant amount of spurge (low growing weed) in that area. On rare occasion Terra Care sprays the weeds that are 12 inches tall, but does nothing for the low growing spurge. I am tired of hand weeding. With permission, I will be happy to spray the weeds myself. Hand weeding has become overwhelming. Please address this issue soon.

Drip system water leak at end of Moscato. Running in gutter. This one had problem before.

I am reporting this again because it has been "in progress" since June 13! What is the status?

2. It is especially prominent in the afternoon after the sun hits the metal fence, the framing around the gate expands. When it expands the strike plate blocks the gate from both opening and closing. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The security and safety problem exists because once the gate is opened in the afternoon, it will remain open until it cools off, then it sometimes closes on its own sometimes not at all..

Please address this ASAP! Can someone give me a progress report please?

There are weeds that are totally overgrown in common area on symphony circle. It is the access to the olive orchard behind the exterior wall. (1525 Symphony Cir ) It looks horrible! There needs to be maintenance on this access area!

2 Problems:

1) In the gym by the mirrors where the Pilates table is and all the floor exercise is done there have been ants crossing the mats for weeks. The ants make it uncomfortable to do floor exercise.

2) Also, all 3 elliptical machines that the monitors are in operable. The machines need service.

When I advised the SAWA spa staff they keep assuring me that both problems are being handled, but it's been weeks. So I submit this report on Sept 18th, just to properly go through channels with a date marker.

Fescue grass area on the slope at back of Bordeaux Park should be mowed. There are many patches that have gone to seed and can be hazardous to our dogs if they inhale them.
