Maintenance Issue Reports

I am reporting this again because it has been "in progress" since June 13! What is the status?

Ongoing safety, security and mechanical defect with Viognier pedestrian gate. Maintenance report filed several times in the past 14 months. Problem not fixed.

1. The gate has a reversed strike plate and elevated screws. The strike plate blocks the gate from closing or makes it hard or impossible to open. This is/has been part of the ongoing gate sticking open or not opening problem going back to early 2023.
2. It is especially prominent in the afternoon after the sun hits the metal fence, the framing around the gate expands. When it expands the strike plate blocks the gate from both opening and closing. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The security and safety problem exists because once the gate is opened in the afternoon, it will remain open until it cools off, then it sometimes closes on its own sometimes not at all..

Please address this ASAP! Can someone give me a progress report please?

You probably have received many complaints about“Lake Moscato" in front of 1816 Moscato. I would think it should be a simple and cheap fix. It’s been a problem literally for 5+? years. In heavy rain the water pools in front of the house so much that it goes over the middle of the road and drains somewhat on that side of the street. Maybe it could be solved by a pipe or a small, deeper gutter to the storm drain several feet away.

There is an issue with standing water and a buildup of algae along the street on Meritage Loop from the west end (1586 Meritage Loop) up to the storm drain between 1592 and 1594 Meritage Loop. This has been occurring yearly since the completion of some of the landscaping on the west side of the loop. It attracts pigeons, mice, and other creatures and is unsanitary. Something needs to be done about it.

I will pass this along to the HOA.

Shea Homes is the governing office and has investigated the issue. A corrective action has been put in place.

Only one shower in the men's locker room is operational. One already has an out-of-order sign, but another (the one on the right) has no hot water. Also thanks for getting the swimsuit spinner working!

Pedestrian gate at Solera will not close. Looks like the door itself got bent or something.

I see they’re finishing up the spraying today off the vineyards. I hope they can smooth out the trails they tore up with their tractor during the rain. Beer and little Syrah hills

Water is leaking from sprinkler valve box on olive grove path in Bordeaux adjacent to or near Sauternes

2 gates don't work (tried multiple times with several cards): golf cart gate between Rhone (Briones Valley Road) and Bordeaux. AND pedestrian gate into Rhone.

2. Additionally and with more impact - in the afternoon after the sun hits the metal fence, the framing of the gate expands. When it expands the top of the gate is blocked from both opening and closing by the metal fence. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The problem is once the gate is opened in the afternoon, it will remain open until it cools off, then it closes on its own. Meanwhile the gate does not provide a security-related function as it stay open until late P.M..

The Christmas lights on the Solera entry gate into Tuscany are out of order.

Latour entry gate is stuck open

Pedestrian/golf cart gate at end of Lafite Lane is not working or at least this morning, October 11, it was not working.
