Maintenance Issue Reports

The Magnolia trees surrounding the round-about at the club entrance appear stressed. Leaves are beginning to yellow and fall. I notice this is the location where artificial turf was recently installed over the tree roots. When the sprinklers to the previous lawn were disconnected for the turf, was there a water source installed to feed the trees?

I am reporting this again because it has been "in progress" since June 13! What is the status?

Ongoing safety, security and mechanical defect with Viognier pedestrian gate. Maintenance report filed several times in the past 14 months. Problem not fixed.

1. The gate has a reversed strike plate and elevated screws. The strike plate blocks the gate from closing or makes it hard or impossible to open. This is/has been part of the ongoing gate sticking open or not opening problem going back to early 2023.
2. It is especially prominent in the afternoon after the sun hits the metal fence, the framing around the gate expands. When it expands the strike plate blocks the gate from both opening and closing. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The security and safety problem exists because once the gate is opened in the afternoon, it will remain open until it cools off, then it sometimes closes on its own sometimes not at all..

Please address this ASAP! Can someone give me a progress report please?

Latour veh exit gate acting up. Left gate will open about a 1/4, then right gate will open 1/2. Then freeze. Cars approaching cannot activate. Several minutes later gates will close. Happened several times since Friday.

Batteries in clock at indoor lap pool need to be changed - clock running slow.

Women’s locker room floor was filthy as of 7:30am this morning. Almost looks like there was something wrong with the floor cleaner.

Outside mailroom door has not been latching completely on its own for the last few days.

9am on Friday 8/2 I couldn’t get out of the Latour gate. Used the St Emilion gate

At the out Miwok Gate there is a River Rock area between gate pillar and grass full spreading weeds.

I understand that you are working to repair the Latour gates. Just an FYI that the Latour entrance gate remains open. See photo below. Thank you for your continued attention to the operation of Bordeaux gates.

There is a problem with the right hand side gate mechanism for the Zinfandel Entrance gate. Earlier today I heard a banging noise when the gate opened. When I went back to look at the gate the top cover of the motor mechanism is damage. As I watched the gate open, just about when the right hand side gate is fully opened, the mechanism makes a noise and the top part of the unit pops up. Seems something in the mechanism is not working properly and cause the internals to poke through the cover.

One of the pool tables was damaged when it was moved to make room for chairs to view a football play-off game over a month ago. It has not been repaired.

1. Safety concern: During this move one of the pool table legs cracked off and was partially replaced, and even though the table is level the separation is visibly still there. If someone playing pool were to put their weight (like sitting on the edge as is commonly done) on that end to make a shot the leg could further separate and the table could even collapse.
2. The pool table felt has been altered as a result. There are places where the felt is now loose fitting on the slate and as a result it alters the path of a ball traveling over the area.
3. The leather netting inside the pockets of one pocket on each table has holes in it where balls often get stuck, and sometime slide through. They need to be replaced.
4. There is no noticeable maintenance in the recreation room. For example the pool chalk has been used up and has not been replaced. Some of the players have donated their own chalk so that there is some working chalk in the pool area.
5. Many of the cue sticks are warped or have damaged tips and have for some time.
