The vacant lot next to our home at 1619 Chianti Ln. has a SERIOUS water drainage problem that needs IMMEDIATE ATTENTION. In 2020 a similar problem existed and it was NOT promptly taken care of resulting in flooding of our side yard and trees that had become uprooted (wind) because of supersaturated soils. PLEASE DO NOT ALLOW THIS TO HAPPEN AGAIN!! Thank you for your immediate attention.

The v-ditch behind homes on east side of Healing Rock Ct has considerable amount of leaves and debris that should be removed prior to the rains. Could cause flooding and or blocking of drain inlet.

Sprinklers throughout all of Trilogy should be adjusted to prevent water spraying onto asphalt pavement. This constant wetting of the pavement causes premature failure, washing away of the binder leaving a rough exposed aggregate surface. In addition if there are cracks in the area water seeps into sub-base and can cause pot holes. Now is the time to check them before the new slurry seal is washed off, and they should be checked and adjusted periodically to keep them spraying correctly.
I note to residents as a friendly reminder to check their sprinklers to help save our newly sealed streets.

Blue Fire Hydrant Marker in the Cul-de-sac at the end of Moscato PL. This was mentioned many many months ago also. I believe the sealing puts these back on?

Many of the newly planted young trees along Miwok and Chianti plus lower Miwok park are not securely anchored to the stakes in an upright position and are bending over due to the wind. This seems to be an ongoing repetitive issue. These are young trees and need appropriate support to keep them growing in an upright position until they are old enough to stand straight on their own. The current method of anchoring these trees apparently is not working. Please don't let these beautiful trees become like the terribly slanted tree located on Zinfandel at the entrance to the vineyard (next door to my house).

As Neighborhood Watch captain, I received the follow emails from Claudia Curran regarding pedestrian gates:

First message:
“ I know you are one of the reps for our neighborhood watch in Firenze. I am passing along an ongoing observation of the Bordeaux pedestrian gates. I walk very early every morning between 5:30 am - 7 am depending on the time of the year. 99% of the time in the last few months I am finding the Bordeaux gates unsecured, especially the Latour gate. Someone is leaving them open. Maybe you can send a copy of my email to their rep for that area. Here are photos from this morning of the two gates. The first is the Latour Avenue gate, the second two are the other gate at St Julien Street which was left wide open.

“Good morning Dan,

I checked out the gates further this morning. The Latour gate doesn't shut on its own; you have to push it shut. The St. Julien gate is even worse, the hydraulics on the gate don't work at all so when someone opens it, it stays wide open. Surprisingly, our Sonoma gate doesn't shut automatically now...that's new. You have to push it to close. So, it looks like these gates are getting old and not working as they should.

Maybe an email to all to be sure to manually shut these gates for our safety, especially during the holiday season. Thanks for looking into this for our community.

Concerning the fence separating our lot from HOA property, the fence needs repair. Due to the post tipping to one side, the concrete rails have fallen. I placed a board between to keep the top rail from completely falling.

There is a crosswalk going up Trilogy Parkway at the entrance to Porto Village. The button on the pole on the side going up is broken. The parts are laying on the ground at the base of the pole. Also I thought there were supposed to be lights on the signs that lit up when the button was pushed to alert drivers that there are pedestrians in the crosswalk. There does not appear to be any lights on the either sign.

Robert: Thank you for bringing this forward. I will investigate and repair.

Pathway lights walking down to the Porto gate from the clubhouse are still out. This problem has been reported to the concierge but still not fixed.

Robert: The Programming tech had a family emergency the day before our appointment. we are waiting for a new date and time for the programmers return.

There is a caution tape on the sidewalk across from the Porto gate that has lost adhesion and is half way come off.

Robert: I will apply new tape and notify HOA on the issue so they can have the sidewalk ground down or replace that section.

Hi, please let me know if I should be emailing someone else about this long standing issue. There is a house at 1738 Latour that is a rental but the front yard has not been maintained for years. It is mostly weeds and animal holes and mounds that are an eyesore. Several neighbors have complained but nothing changes. This is an insult to those of us who try to comply with the reasonable guidelines.

I'm not sure if the owner is responsible or the tenant. Will you let me know and tell us what can be done?
