Maintenance Issue Reports

There’s a bush/tree growing out of the drain at 1811 Moscato. My concern Is for downpours and possible flooding. I figure it’ll just keep growing unless it is taken care of soon.

They have sprinklers running in the heat of the at the Sonoma gate Entrance.

This is an ongoing issue with many requests over the years. The bushes on the upper half of Trilogy Parkway going up to the clubhouse need to be trimmed. Each year the maintenance staff only trim half way up the parkway and stop (for no apparent reason). Due to this, the bushes are in very poor shape and don't even closely resemble the nice and full and healthy bushes on the lower half. You can see the actual point where maintenance has stopped. Three years ago myself and another neighbor met with HOA staff and gardeners and both assured me that this would be remedied by repairing damaged water lines, replacement of dead bushes, additional fertilizer to repair the damage, and annual topping to keep the bushes healthy. Three years and multiple requests later, the bushes are worse than ever. While the lower portion was recently topped and most likely fertilized as an annual task and look amazing, the gardeners stopped at the same place they always do and left the upper half alone. Please can you please treat the upper bushes on the parkway with the same care you treat the lower half. Not asking for anything extra, just the same level of care. Respectfully, Linda Tarantino

Today I used the new padlock that was recently installed on the gate at the end of Latour. The lock appeared to be locked when I used the 1443 code to unlock it. However, when I went to close the lock, it will not stay locked. No matter what code I set the lock to, it will unlock with a slight tug. Seems the lock is broken. I left the lock on the chain so it looks like it is locked.

Trail below Vineyard behind the Bocce Park and along the trail towards the bend in the trail: With every rain mud from the vineyard washes down onto the gravel trail and moves closer and closer to the homes. There are several areas where the mud has reached the v-ditch. I see that waddle was placed at the base of the vineyard along the Chardonnay side of the trail. The same thing needs to be done along the California Trail side of the vineyard ASAP before we have mud coming into our yards or flowing into the park.

TRASH REMOVAL AND LIGHTING ISSUES

Since I live on Miwok Court I am a frequent visitor to the Wine Barn property on a daily basis. I have noticed that often times when a group uses the Wine Barn the trash is not removed regularly. Right now there is a filled lined trash can on the front patio area that has been there since last week and it stinks! Also at various times the lights have not been set correctly when the maintenance people come to close up - leaving the entire property dark. May I suggest that you come up with a procedure or checklist that is posted for groups to know how to dispose of trash and set the lights when they leave. The alternative is to do the same with staff.

Two Elliptical exercise machines no longer work in the gym

Two people reported vineyard irrigation leaks in Sonoma today on this website. Both mentioned a major leak coming from the top of the hill along Trilogy Parkway. The issue was a hose end connector that came off. I reattached it and that major leak has stopped. I also let Eusebio know that I addressed that leak. I didn't loo for the other leaks that were mentioned in those two maintenance reports.

Two water lines have come uncoupled in the vineyards located between Trilogy Parkway and Moscato Place. Both broken lines were gushing water until I stopped the flow of each one.

Uncoupled water line #1) Feeder water line located on the end of a vineyard row approximately 10 yards up the gravel maintenance road that branches off from Trilogy Parkway. I temporarily stopped the flow of water by folding the end of the line on itself and securing it with wire.

Uncoupled water line #2) Same vineyard but the ruptured water line is at the end of a vineyard row on top of the hill (west of Moscato Place) just off the maintenance gravel road. Same fix.

Upper Miwok Park trail: Behind the big rocks along the walking trail in front of the giant Oak tree there are two dripper sprinkler tubes that are shooting water up into the air and landing about 6 feet from the tube. I took photos, but I'm not being allowed to download them to this site (message says the file is too big).
