Neighborhood Watch Captain reporting Solera gate is malfunctioning only half open, residents cannot get in or out. Email sent to Management

Newly Resurfaced Road Damaged. While walking on Pinot Place today and noticed that a small section of the newly sealed road was damaged by a vehicle tire. This is in front of 1659 Pinot Place. You can see the tire mark has removed the sealant and the old road surface is visible. I don't know if this damage occurred because a vehicle drove on the road before the sealant had set, or the sealant was applied to thinly. While American Asphalt is still working in Trilogy I think it would be good for them to come and repair this issue.

Now that PG&E has said that they will not be using their easements inside
trilogy for a staging area can rehabilitation of the deplorable condition of the grassy areas
now begin? It is currently disgusting.....................

Oak tree in common area behind 1960 /1962 Barbaresco needs to be pruned. It has several low hanging branches.

On July 4, I asked for landscape maintenance and I see it is listed as "In progress". Absolutely nothing has changed in the large areas of dry and dead grass. The sprinklers are coming on with a foot and a half coverage which doesn't begin to cover the dry areas. How much do we have to lose before someone actually comes to see the lack of water pressure for the grass at the North end of Miwok Park?

On the gate, near pickleball court #4, one part of the gate latch (the part attached to the gate) is loose. That part has only one screw (it has been that way for a long time), and that screw is now partially stripped and cannot be fully tightened.

On the tennis/pickleball shed, the battery powered lock blinks red when opening. That likely means the batteries need replacing.

Once again the Sonoma exit gate has remained open for several days. This is unacceptable. We all know about the recent burglaries and, although Trilogy is not a completely secured community, Blue Star should be working on making it more secure, not less.
Please don’t give your pat answer, “ We’re working on it.” How about a firm date when the problem will be resolved.

One of the cypress trees is falling to the side. Upon entry to the Rhone gate on the left corner.

One of the lane separators in the indoor pool is broken again. The second time this year. It seems to happen when the water aerobics class takes it down to hold their class. Now it has been sitting on the deck for several weeks. What is the status of this?

One of the pool tables was damaged when it was moved to make room for chairs to view a football play-off game over a month ago. It has not been repaired.

1. Safety concern: During this move one of the pool table legs cracked off and was partially replaced, and even though the table is level the separation is visibly still there. If someone playing pool were to put their weight (like sitting on the edge as is commonly done) on that end to make a shot the leg could further separate and the table could even collapse.
2. The pool table felt has been altered as a result. There are places where the felt is now loose fitting on the slate and as a result it alters the path of a ball traveling over the area.
3. The leather netting inside the pockets of one pocket on each table has holes in it where balls often get stuck, and sometime slide through. They need to be replaced.
4. There is no noticeable maintenance in the recreation room. For example the pool chalk has been used up and has not been replaced. Some of the players have donated their own chalk so that there is some working chalk in the pool area.
5. Many of the cue sticks are warped or have damaged tips and have for some time.

Ongoing issues with Viognier pedestrian gate. Maintenance report filed several times in the past 14 months.

1. The gate has a reversed strike plate and elevated screws. The elevated screws sometimes block the gate from closing or make it hard or impossible to open. This is/has been part of the ongoing gate sticking open or not opening problem.
2. Additionally and with more impact - in the afternoon after the sun hits the metal fence, the framing of the gate expands. When it expands the top of the gate is blocked from both opening and closing by the metal fence. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The problem is once the gate is opened in the afternoon, it will remain open until it cools off, then it closes on its own. Meanwhile the gate does not provide a security-related function as it stay open until late P.M..
